The sheer speed of this market took me by surprise, turning what used to be a steady business into a non-stop sprint. What I'd say now (August 2026)

The homeowners who grabbed those sub-three-percent loans in 2021 are now sitting in a frozen middle, locked into their old loans with zero incentive to move, realizing they secured the cheapest housing debt of their lifetimes.

While we have seen a slow thaw and a return to a more negotiable, normalizing market where buyers can actually negotiate inspections again, those 2021 rates are gone.
