Buy a Home
Buying a home in Washington, start to keys
Pre-approval, payment planning, offer strategy and closing, the whole buying journey handled by one person who answers the phone.
1. Get fully underwritten, not pre-qualified
A pre-qualification is a guess. I run credit, review income and assets, and put the file through underwriting so your letter holds up when a listing agent pushes back.
2. Set the payment, then the price
We start from the monthly number you're comfortable with and work backward into a price range using the actual parcel taxes, insurance and any HOA dues.
3. Write the offer with real leverage
Sellers care about certainty. An underwritten approval plus a documented short closing timeline competes with cash more often than buyers expect.
4. Lock and close
We set the lock to your closing date, order the appraisal in the first 48 hours, and close, my average is 15 days or less.
