Using Stock, Crypto, and Retirement Accounts for Your Down Payment

When you buy a home in a balanced market, the way you structure your financing matters more than bidding over list price. If you are eyeing an investment property to build long-term wealth, using your investment portfolio, retirement accounts, or digital assets can get you to the closing table without draining your daily cash reserves.

Getting these funds approved by an underwriter requires strict adherence to documented guidelines. Underwriters do not request stack after stack of statements because they doubt your story, but because federal guidelines require a clear, uninterrupted paper trail of every dollar used in a transaction. Understanding how to organize this documentation ahead of time keeps your file moving quickly through qualifying without unexpected delays.

How Underwriters View Retirement and Stock Accounts

Let us look at retirement accounts first, like a 401k or an IRA. If you plan to borrow against your 401k or make a withdrawal, the underwriter must verify two things: the current value of the account and the terms of the withdrawal. This means providing your most recent quarterly statement and the actual terms of the loan or liquidation from your account administrator. We must prove you are legally allowed to access these funds and see if there are any automatic repayment terms that could affect your debt-to-income ratio.

For regular stock portfolios or brokerage accounts, the process is similar but comes with a haircut rule. If you do not plan to sell the stock, lenders typically only count 70 percent of the current market value toward your required reserves. This buffer protects against market swings before your loan closes. If you do sell the stock to cover your down payment, we will need the trade confirmation slip and a bank statement showing the net proceeds landing in your checking or savings account.

The Reality of Crypto in Mortgage Underwriting

Cryptocurrency is still treated with high caution in the mortgage industry. To use Bitcoin, Ethereum, or other digital assets for your down payment, you must liquidate them into US dollars and deposit them into a traditional, US-regulated bank account before the underwriter can sign off on them. Lenders generally will not accept a direct transfer of digital currency to escrow, nor will they count crypto balances toward your required post-closing reserves.

The tracking requirements are exceptionally tight here. You must provide a statement from your digital exchange showing your ownership of the wallet, the transaction ledger showing the sale of the assets, and the wire or ACH transfer receipt moving those funds into your bank.
