This mismatch makes generic advice useless. You cannot just write a lowball offer and expect it to work everywhere, nor do you have to waive every inspection contingency to get a house. Success right now comes down to studying the active inventory on your specific block and matching your financing program to that exact pocket of leverage.

What I'd say now (August 2026)

Looking back at that period, I was right about the critical importance of local market knowledge, but I did not anticipate how quickly buyer leverage would expand across the state. Over the past two years, inventory rebuilt steadily and those tight pockets where buyers still had to waive contingencies began to soften. The extreme bidding wars eventually faded into a much more balanced environment where real negotiations became the standard.

Today, concessions are a normal part of the transaction rather than an exceptional victory. Buyers now have the room to inspect properties, request repairs, and walk away if the deal does not make sense. If I were working with that same 2024 client today, I would emphasize that patience is their greatest asset, as the power has shifted firmly back into the hands of the household making the purchase.
