Sellers are looking for certainty, and they know that a standard automated letter can easily fall apart once a human underwriter actually looks at the tax returns and bank statements.

What surprises me most right now is how many buyers think a fifteen-minute pre-qualification letter is actually worth the paper it is printed on. The market is electric right now, and I am sitting at my desk writing pre-approvals at nine o'clock at night because houses are going pending in a single weekend. On the refinancing side, I have clients cutting their monthly housing costs by hundreds of dollars because rates have dropped to historic lows.

The hardest part of my job right now is keeping buyers calm enough so they do not throw away every single consumer protection they have just to win a house. It is easy to get caught up in the competitive frenzy and waive inspections or appraisals without a backup plan. What I'd say now (August 2026)

I was flat out wrong about how long that crazy seller's market would last, as I expected a natural correction much sooner than we actually saw. That created a frozen middle where inventory stayed incredibly thin and transaction volumes plummeted.

If I were advising that same client from 2021 today, I would tell them that buying a home is a long-term play, and rushing into a bad deal without proper underwriting is never worth the risk. We are finally back to a normal market where financing structures and program choices dictate your monthly payment more than crazy bidding wars do.
