When you buy a single family home, the lender cares about your income, your credit, and what the property is worth. When you buy a condo, the lender also becomes a business partner with the homeowner association. If the association is financially unstable, has low cash reserves, or is locked in a lawsuit, your loan will be rejected, regardless of how perfect your personal credit score is.

This issue is especially prominent now that we are in a balanced market where sellers are willing to negotiate.
